A LONG TIME AGO...
IN A CITY FAR FAR AWAY (SAVANNAH, GA)
I KNEW OF SO MANY LISTINGS THAT WOULD CASH FLOW,
MAKE GREAT HOMES, HAD INSTANT EQUITY AND CURB APPEAL,
OR WOULD BE GREAT FOR RENOVATION AND RESALE...
BUT I HAD NO TIME TO SHOW HOUSES TO ANYONE...
SO I DECIDED TO MAKE VIDEOS OF THE LISTINGS I WAS PREVIEWING AND SERVICING...
AND STARTED SENDING THEM OUT TO THOSE WHO WERE INTERESTED...
THIS MADE MY TIME AS A REAL ESTATE AGENT MUCH EASIER, ALOT MORE FUN, AS WELL AS PROFITABLE..
BUT MORE IMPORTANTLY...
OUR LISTING CLIENTS GOT THEIR HOUSES SOLD FASTER, WITH LESS CARRYING COSTS, AND SOMETIMES AT HIGHER PRICES...
MY FIRST TIME HOME BUYERS GOT TO SEE BANK OWNED HOMES FROM THE INSIDE, A VIRTUAL WALKTHROUGH BEFORE ANYONE ELSE, INCLUDING OTHER AGENTS WHO HAD ACCESS TO THE MLS... SAVING HOURS AND DAYS BY NOT HAVING TO MAKE AN APPOINTMENT, THEN DRIVE ACROSS TOWN AFTER WORK... JUST TO SEE A HOUSE THAT HAD PRETTY LISTING PICTURES, BUT WOULD NEVER REALY MEET THEIR NEEDS...
MY INVESTORS AS WELL AS INDUSTRY FRIENDS GOT TO EXCLUSIVLY PREVIEW AND VIRTUALLY WALK MY INVENTORY, ALMOST AS IF IN PERSON, AND FROM MY POINT OF VIEW... THE GOOD, THE BAD, AND THE UGLY... SHAKY CAMERA AND ALL... AS SOON AS IT HIT THE MLS (SOMETIMES BEFORE 🤣)

My very first listing in Marietta, I sent out this video without a listing agreement.. but did get some interest and was able to present a (low) offer to the owner.. but we then agreed to list the house on the MLS and generated 16 offers in 5 days or so.. and instead of getting him the $50,000 he was asking for, got him $61,500 cash.
(yes I know that is chump change anywhere in Marietta, or even the whole state these days.. )
